The much anticipated work on the Zone L in West Delhi has gathered pace as real estate developers have outlined it as ‘one for the future.
It is the largest of the 15 zones in Delhi, Zone L covers close to 21933 hectares.
It displays abundance of natural resources in its jurisdiction. In its Delhi Master Plan 2021, the government has already outlined the areas in which they plan to facilitate the state including development, connectivity and housing.
Housing projects have stepped up their work rate as they see this move as a precursor of the government’s infrastructural investment in the region. Leading real estate developers’ interest in this zone has increased the market value of the area. Over the past 2 years, property prices have gone up by 100% and experts believe that it’s only going to go further up.
The zone will also see a steep rise in the number of farmhouses. Due to the government’s directive of allowing farmhouses only in greenbelt, the number of upcoming farm house in other parts of Delhi has dwindled. But Zone L is right along the green belt, and also boasts of a large green cover. 7,000- 10,000 farmhouses are expected to come up. There is something for everyone in this area. This area will be a home to people with varying budgets.
The zone is expected to be a home to 30 lac people in the coming years. On the face of it, there are no space related problems
Property rates are still very affordable, but the rates will keep on going higher. That is why all real estate players have lined up their housing projects here. It will be like a buyer’s haven. It is the right time to invest in this area.
The development has already started and with all the positivity regarding the area it wouldn’t be much of a surprise if Zone L becomes the new hotspot for housing in Delhi NCR.

Benefits of Zone L Seven Colors Welfaresociety in delhi.

The government has already sanctioned the Dwarka- Najafgarh Metro. Dwarka will be seen as a role model for development. The neighbouring area, which comes under Zone K, will be seen as a key area to help accommodate and facilitate the commercial expansion of Zone L
The concerned authorities are working hard to get all facilities like Hospitals, dispensaries for pets and animals, schools, technical training centers, petrol/CNG pumps, Bus terminal, Fire station and other infrastructural necessities to Zone L.
Availability of employment opportunities is another aspect that the authorities have kept in mind. To meet these needs the Delhi State Industrial and Infrastructural Development Corporation Ltd. has been promoting the setup of 2 SEZs in the zone. The 2 SEZs will be for IT and the Gems & Jewellery industry. These industries are expected to provide ample job opportunities for the people living in that zone.
Amidst all these infrastructural developments, the Government is also hoping to preserve the greenery. The area has a number of water bodies too, including Najafgarh Jheel, which will be maintained to keep the ecological balance. The authorities are also planning a water body which will be spread over 900 acres.

Seven Colors Welfare Society in Delhi

Welcome to Seven Colors Welfare Society

Seven Colors is a multi-state welfare society bearing Regd. No.: East/Society/919/2014, with our main aim to provide budgeted housing to our members. Our vision focuses on delivering homes of quality construction combined with modern amenities. In summary, we strive to deliver convenience living. After successful venture in Zone P-2, Management is now offering excellent potential for future homes in Zone L.
VISION
To provide members satisfaction and gain value through professionalism, transparency, quality, cutting-edge technology and social responsibility. To be trusted leader in the Welfare Societies contributing towards a progressive India. Our aim is to provide quality flats to our members all over India.
DONATIONS
Society would be delighted if you could donate a small amount for helping street and slum children. Our aim is to provide these children with a better childhood through education, nutrition, health care, recreational activities and by distributing items like clothes, fruit and other essentials.

DelhiMaster Plan

The Master Plan of Delhi 2021 has been in force since 2007 which has been implemented with the new land pooling policy, Delhi will also offer options to thousands of homebuyers. The capital city has still 27,628.9 hectares of land to fulfill the dreams of thousand of homebuyers.
The DDA has earmarked land at Zone J, K1, K2, M, N, L, O, P1 and P2 for raising residential projects. According to the projections in the master plan, nearly 24 lakh residential units are required for an estimated 23 million people by 2021.
According to the master plan, Delhi will be slum-free in the next 10 years by providing rehabilitation packages (built-up houses with all civic facilities) to slum dwellers. For this DDA has identified 23 sites (slum areas) for rehabilitation.
The master plan 2021 has allocated 277 sq km for future urbanization by 2021. In the last fifty years, DDA has acquired 75,609.84 hectares and developed it for residential, recreational, commercial and institutional purposes. Now, with better and holistic planning, DDA intends to set new records and provide more amenities to people.
Due to lack of housing facilities in Delhi, 10 lakh people are dependent on nearby states and metro cities in the NCR belt. According to records, DDA was constructing 10,000 flats every year 15 years ago, while in the last 10 years it managed to build 54,000 flats.
Today, DDA is not in a position to construct even 5,000 flats a year. The dramatic growth in Delhi's population has led to congestions and shortages of civic amenities. One of the main causes for this spurt in population is the migration of people into the city from Bihar, UP, Punjab, J&K , West Bengal, Orissa, etc.
If the Delhi Development Authority has its way, the national Capital will get more than 10 lakh houses by 2021, the year when the population in the metropolis will touch the 2.3 crore mark. The development body and the Ministry of Urban Development have come out with a magnificent solution - urban extension area on the outskirts of Delhi, which will see massive developmental projects.
The development of around 20,000-24,000-hectare land will give several housing options to an additional 48 lakh people in Delhi by 2021. The DDA will develop the areas with the help of private builders under the recently approved land Pooling Policy.
The DDA officials have selected the areas strategically keeping in mind the future infrastructure needs. The areas along the major transport corridors and fringes of already urbanized areas have been earmarked for the urban development.
The housing options will come up in the line of residential development in Dwarka and Rohini. The policy proposes to carry out development in urban extension areas by involving private parties. The new sub-cities will be developed with all facilities.
The housing development would be coupled with all infrastructural developments. As per the plan, proper cities will be developed having all the facilities such as schools, colleges and hospitals.
